How it works

How Business Funding Works With a Victoria, TX Broker

A broker sits between your business and the lending partners who actually fund it. Here is what Pinewater Lending does at each step, what a partner does, and what stays your decision throughout.

Pinewater Lending connects you with lending partners; partners make credit decisions and set rates and terms.

In short

Pinewater Lending, a small-business funding broker in Victoria, Texas, works in four steps: a first call about the purpose, choosing a funding structure, a lending partner's review, and your decision on any offer. Partners make every credit decision and set rates and terms; Pinewater Lending is a broker, not a lender.

Who supplies money, and who arranges it

A lender, or for advances a funder, supplies the money, reviews the application, decides and writes the contract. Pinewater handles none of those jobs. A broker's job is to understand the request, match it to the kind of funding that fits, and present it to partners that offer that kind. Pinewater Lending is a broker, not a lender.

Step 1: a phone call about purpose

You call (361) 201-8021 or send the short online form with your contact details, business name and three range picks, and we call back. On that call we ask what the money is for, roughly how much the job costs, and where the money to pay it back will come from. Nothing is sent to anyone yet.

Step 2: choosing a structure

What the money pays for points to the structure. A one-time project points to a term loan; a gap with a known end, to working capital; recurring gaps, to a line of credit; stock, to inventory financing; machines and vehicles, to equipment financing. A merchant cash advance is not a loan and is discussed separately. With your agreement, we then send the request to partners that write that structure.

Step 3: a partner examines the file

The partner asks for what it needs, often recent business bank statements, and sometimes tax returns, financial statements, a quote or details of the collateral. It may check business and personal credit. Then it decides, and if it makes an offer, it sets the amount, rate, term and conditions. We cannot change that decision or those terms.

Step 4: comparing offers and deciding

Offers are not always expressed the same way. Loans usually state an interest rate, and sometimes an APR, which folds certain fees into an annual figure. Advances are often priced with a factor applied to the amount advanced. Because the formats differ, put every offer into the same three numbers:

  • the cash you will actually receive after fees;
  • the total you will pay back or have collected;
  • the payment schedule, and what happens if a payment is missed.

You can accept, ask questions or walk away. Declining an offer costs you nothing with us.

Red flags anywhere in the process

  • Anyone who says approval is certain before a partner has reviewed the file.
  • Requests for an upfront payment before an offer exists.
  • Pressure to sign the same day without time to read the contract.
  • An agreement that does not state the total to be repaid or collected.
