Pinewater Lending, a small-business funding broker in Victoria, Texas, offers this free calculator for dental and medical practices: enter an amount, rate and term to see the monthly payment, total interest and total repaid. Results are arithmetic on your inputs, not offers; lending partners make every credit decision and set rates and terms.
What to enter
- Loan amount: the sum you would borrow, for example the equipment quote or build-out bid minus any cash you will put in.
- Interest rate: the annual rate from an offer you have, or a rate you want to test.
- Term: how many monthly payments the loan runs for.
The calculator assumes equal monthly payments that pay the loan off in full by the last month. It returns the monthly payment, the total interest over the term, and the total repaid, which is the amount plus the interest.
An arithmetic check
Purely to show the method, take a hypothetical $36,000 borrowed at a 0 percent rate over 36 months. Each payment is $1,000, total interest is $0 and the total repaid is $36,000. Any positive rate raises the payment and adds interest. These numbers illustrate arithmetic and are not an offer or an estimate of terms.
Work left for you to do by hand
- Fees. Origination and documentation charges are left out. Add them to the total repaid yourself to see the full cost.
- Balloon payments. If an offer ends with a large final payment, the equal-payment result will not match it.
- Weekly or daily payments. The calculator works in months; convert other schedules by hand or ask the partner for the schedule.
- Leases. A lease's end-of-term purchase price is not modeled; compare leases separately.
Since collections are not something the calculator knows, practice cash flow is a by-hand step. Write down average monthly deposits from recent bank statements, subtract regular overhead such as payroll, rent and supplies, and see whether the monthly payment fits in what remains with room to spare. If it only fits in a good month, it is probably too large.
Comparing two offers
When two partners make offers, run each through the calculator with its own amount, rate and term, then note the monthly payment and the total repaid. Add each offer's fees to its total by hand. The offer with the lower payment is not always cheaper: a longer term can lower the payment while raising the total. Decide which matters more for the practice, monthly room or total cost, before choosing.
Why practices in Victoria County, TX use term financing
Victoria County had 223 ambulatory health care employer establishments in 2023, including 28 offices of dentists with 225 paid employees and 89 offices of physicians (U.S. Census Bureau, County Business Patterns 2023). Chairs, imaging units and build-outs cost enough that most practices spread them over years. Medical and dental practice financing explains the structures, and the term loan page covers balloons, covenants and early payoff. Other guides sit in the Victoria, TX guide library.
This calculator gives illustrative arithmetic only. Actual rates and terms are set by lending partners, never by this page.
